our process
At Studio Varey Architects, we follow the RIBA (Royal Institute of British Architects) Plan of Work, designed to guide the brief creation, designing, construction and operation of buildings. Below you will find a brief overview of the process stages and how we as your Architects would guide you through them for the successful delivery of your project.
Stage 1 | Survey
Surveys are undertaken to create an accurate and detailed set of drawings that capture the existing layout of your property as it stands, prior to commencing works. These drawings are then used as the basis for our design proposal.
Stage 2 | Concept Design
Based on the brief, we work up preliminary internal and external design options, which will be presented to you at our Concept Design meeting. At this stage, we advise on the best considered strategy to take the proposal forward through planning.

2D design drawings (plans, sections and elevations)
3D model exploring internal and external design of proposal
Careful consideration of spatial lighting and movement
Aligning the proposal with relevant planning policies
Stage 3 | Developed Design
Once a design direction has been agreed, the design is finalised and taken forward to achieve necessary Local Authority permissions.
Included services:
2D design drawings (plans, sections and elevations)
3D model exploring internal and external design of proposal
Production of supporting documentation
Management of planning process (including applications) and any required external consultants
Stage 4 | Technical Design
Using the approved design, we create the technical package of information needed to obtain the next Local Authority approval - Building Control.
This information is then used to form a tender package, which allows contractors to provide us with competitive quotes to undertake the works. We guide you through the process of analysing all quotes and making an appointment; upon successful selection, we, as Contract Administrators, will draw up a contract and finalise all necessary pre-construction works prior to commencement on-site.
Stage 5 | ConstructioN
During the Construction Stage, we will conduct one site visit per week for the duration of the construction contract period. These visits allow for the proper administration of the building contract.
Once the project has been completed, we will produce the final documentation and manage a smooth hand over from the contractor to you.
